Booking
20% of total charge is payable on booking. The balance is payable 8 weeks prior to departure. Receipt of all payments will be acknowledged by post or email.
Refundable Security Bond
£200 per booking is payable with your balance against breakages or damage.
It will be refunded to you no later than 2 weeks after the end of your stay unless any deductions are necessary in which case the balance will be refunded together with details explaining the deductions made.
In the event of cancellation this security bond is always returned.
Payments
Full payment for the property and any extras is required 8 weeks before the departure date, or at the point of booking whichever is the less and whether requested by us or not. In the event that the Owner is unable to obtain final confirmation of availability for the villa, a full refund of the deposit paid will be made. The Owner will not accept responsibility for cash sent through the post. Payment can be made by cheque, PayPal or by bank transfer. Booking confirmation together with directions for the accommodation will be sent by email or if requested, by post.
If this the balance of payment is not paid within 10 working days of it being due, then we reserve the right to cancel the accommodation booking and will refund, where relevant according to our cancellation terms below.
Cancellation by you
Should you cancel your holiday the following charges will be applied:

Within 4 weeks of departure - 100% of total cost
Customers are strongly recommended to arrange comprehensive travel insurance to cover cancellation, ill health, personal belongings, public liability etc.
The Owner of the villa and their representatives cannot be held responsible for any accident, injury, loss or damage howsoever caused.

If deemed necessary, the Owner reserves the right to withdraw or cancel the accommodation booking. In this unlikely event you will receive a full refund of all monies paid to the Owner. No compensation is payable by the Owner.
Occupancy
The number of guests to occupy the property will be limited to the maximum indicated at the time of booking. Subsequent to booking, any changes required to the number of guests should be notified and agreed via a booking amendment request. The villa can accommodate an absolute maximum of eight people and under no circumstances will additional persons above this number be permitted to stay. Pets will not be allowed in the villa under any circumstances.
Description and condition
We have endeavoured to make the accommodation description as accurate as possible. Where qualitative statements are made these are simply the opinion of the Owner. We cannot be held responsible for any changes made to the properties and surrounding area without our knowledge. All information and prices advertised are correct at the time of writing but may be subject to change and therefore should be taken as an indicator only.
In the unlikely event that you should you feel that the cleanliness, condition or range of facilities in the Villa are not acceptable, upon arrival you should report the basis of your concern to the villa management representative within 24 hours of your arrival so that the issue can be addressed as quickly as possible. The Owner is not liable for any complaints regarding the cleanliness, condition or range of facilities made after that time.
The Owner cannot be held responsible for the service received from third parties involved in your holiday, for example, airlines, insurance, car hire, airport transfers and management service of the properties even though they may have been recommended by us and/or booked by us on your behalf.
Liability
The Owner of the villa accept no liability whatsoever for any aspect of the arrangements and, in particular, accepts no liability for any loss, personal injury or death however incurred. Although the Owner will use all reasonable endeavours to ensure the accuracy of all information provided and the quality and facilities of the properties, we cannot accept any liability whatsoever for any problems that occur while guests occupy the villa. All information has been provided in good faith and no liability is accepted whatsoever by the Owner for any misrepresentation of property material or accommodation.
The Owner or their representatives shall not be liable to the client for any defect or stoppage in the supply of public services to any of the properties nor in any respect of any equipment, plant or appliances in the properties.
Behaviour
It is your responsibility to ensure that you and the members of your party do not behave in a way which disturbs, causes offence, or danger to others or which risks damage to property belonging to others. In such circumstances the Owner has the right to terminate arrangements made on your behalf, in which case the Owner’s responsibility to you ceases immediately and there can be no refunds, no payment of compensation and no reimbursement of any cost or expenses you may incur as a result. Further, you will be liable to reimburse the Owner for any expenses whatsoever it incurs as a result of your behaviour.
Smokers
We do not allow smoking inside Villa Rockheart. If you wish to smoke, you may do so on the terraces or in the garden. We would ask that you pay particular care in summer when the surrounding hillsides are dry and a carelessly discarded match or cigarette could cause serious problems.
Children
We welcome well behaved children of all ages to Villa Rockheart but we do draw your attention to the fact that the pool is not fenced and that our garden is bordered by wild mountainside with steep drops. It will be necessary to supervise young children at all times.
Breakages & Cleanliness
Our accommodation is made available for letting on the understanding that the property will be left clean and tidy at the time of checkout and all personal waste must be removed from the property. However, the customer will be held responsible for any damage or breakages to the property caused by the customer and in the event of such occurrence, the incident must be reported to the property Owner or their representative immediately and appropriate compensation made. Where appropriate an amount will be deducted from deposit to cover for the cost of any breakage or damage caused by the customer. Customers are not permitted to move any furniture or equipment without prior written consent from the Owner. In the event of such permission being granted, it is the customer's responsibility to return the same to its original position before checkout. Under no circumstances must any property for use inside the property, be moved outside unless noted in the villa information guide in the villa.
Air-Conditioning
The cost of air-conditioning is included in the accommodation price. Please note that the units must only be used while you are in the property, and with all windows and doors kept closed. Under no circumstances must the units be left on continuously while the property is unoccupied. Excessive use will result in deductions from your security deposit.
Alterations by the Owner
We make every effort to ensure that advertised descriptions are correct, changes to properties advertised are infrequent but can occur. The Owner reserves the right to change the description of the property or service at any time, in which case we will endeavour to notify you of all changes before commencement of the booking date, if it is practical to do so. No compensation will be payable by the Owner in such cases. No claims will be accepted for costs or additional expenses incurred as a result of any changes.
Access
The Owner and/or their representatives reserve the right to visit the property at any time to undertake essential or emergency repairs and to enter the premises during your absence from the property should an emergency arise.
Acceptance
Any booking made or order placed by you, whether through the Owner's website or otherwise, shall be deemed an offer by you to rent Villa Rockheart subject to these terms & conditions.
Receipt of the deposit for your booking will be taken as your acceptance of our terms and conditions.
All bookings made with the Owner and all matters arising from them are subject to English law and to the exclusive jurisdiction of the English law courts. The person who makes the booking accepts these conditions on behalf of all members of the party and is responsible for all payment due from the party. Booking services for the villa are currently only available to persons who are at least 25 years old. By submitting a booking you warrant and confirm to us that you have read these Terms & Conditions and agree to comply with them.
Data protection policy
In order to process your booking and to ensure that your travel arrangements run smoothly and meet your requirements we need to use the information you provide such as name, address and any special needs/dietary requirements etc.
We take full responsibility for ensuring that proper security measures are in place to protect your information. We must pass the information on to the relevant suppliers of your travel arrangements such as airlines, transport companies etc. The information may also be provided to security or credit checking companies, public authorities such as customs/ immigration if required by them, or as required by law.
As your holiday is outside the European Economic Area, controls on data protection at your destination may not be as strong as the legal requirements in this country. To enable you to enjoy full data protection benefits therefore, all administration of your booking by us is managed from the UK. We will only pass on relevant information to persons responsible for part of your travel arrangements. This may apply to sensitive information that you give to us such as details of any disabilities, or dietary/religious requirements. If we cannot pass this information to the relevant suppliers, whether in the EEA or not, then we cannot provide your booking. In making this booking, you consent to this information being passed on to the relevant persons.)
You are entitled to a copy of your information held by us. If you would like to see this please contact us. (we reserve the right to make a small charge for providing this to you.) We will hold your information, where collected by us and may use it to inform you of offers in the future or to send you our brochure.
